Retail is a specialized asset class with success factors that are distinctive from other commercial real estate asset classes, including office, industrial and hospitality.

Coventry Investment Strategies

Coventry believes that competition and change among retailers and retail real estate is constant under all market conditions and that opportunities exist to create value and to build community in assets where other owners have underperformed. Retail real estate is not a commodity product whose success or failure is primarily driven by traditional supply and demand fundamentals and, therefore, not as susceptible to the cyclical nature of other commercial real estate asset classes. Retail is an asset class of winners and losers.

These dynamics exist in a number of property types including grocery-anchored, community centers, power centers, neighborhood centers, lifestyle centers, single tenant boxes, malls and mixed-use centers.
